Buyer Questions
Buying a Home: FAQ
How much do I need for a down payment?
Some loan programs allow as little as 3% to 3.5% down. A larger down payment lowers your monthly payment and can make your offer more competitive. Use the mortgage calculator on any listing to compare scenarios.
Should I get pre-approved before I start touring homes?
Yes. A pre-approval letter shows sellers you can afford the home, and most sellers in competitive neighborhoods expect one with your offer.
What closing costs should I expect when I buy?
Plan for roughly 2% to 5% of the purchase price. This typically covers lender fees, title and escrow, an appraisal, and prepaid taxes and insurance.
How long does it take to buy a home?
Most purchases close 30 to 45 days after the seller accepts your offer. Cash buyers can often close faster.
How does a buyer's agent get paid?
The fee is negotiable and agreed in writing before you tour homes. In many transactions the seller offers to cover some or all of it.
Can I see homes that are not listed here?
Yes. Coming-soon and off-market opportunities come up regularly. Tell us what you are looking for and we will reach out when something fits.
Didn’t See the One?
Tell Daniel what you’re looking for and get early word on coming-soon and off-market homes before they hit the market.
